Mistake 1: Not Checking RERA Before Anything Else

This one comes first because it matters most.
Before you visit a site, before you look at floor plans, before you get excited about a price — check whether the project is RERA approved. The Maharashtra RERA website (maharera.mahaonline.gov.in) lets you verify any project in minutes.
RERA approval means the builder has registered the project with the government, committed to a timeline, and is legally accountable if they don’t deliver. Without it, you have very little protection if things go wrong — delayed possession, changed layouts, incomplete construction.

Mistake 2: Treating the Listed Price as the Full Price

A flat listed at Rs. 75 lakhs is not going to cost you Rs. 75 lakhs.
By the time you add stamp duty (5 to 6 percent in Maharashtra), registration charges, GST on under-construction properties, parking, maintenance deposits, and legal fees — your actual outgo can be 12 to 15 percent higher than the base price.
That gap matters enormously when you’re planning your finances. Budget for the total cost from day one. If you’re taking a home loan, factor in how these additional costs will be funded — banks don’t always finance them.
We’ve seen buyers fall short of funds at the registration stage because they planned only for the flat price. Don’t let that happen to you.
 

Mistake 3: Not Researching the Builder’s History

Pune’s growth in new launch projects has attracted all kinds of developers — some excellent, some not. The sales presentation looks the same regardless of the builder’s track record. The sample flat looks beautiful either way.
What you need to know is this — has this builder delivered before? On time? At the quality they promised?
Before you commit to any upcoming residential project in West Pune, visit at least one completed project by the same builder. Talk to people who actually live there. Ask about the possession timeline, the quality of construction, and whether the amenities that were promised were actually delivered.
Trusted builders in West Pune have a record you can verify. If a builder can’t show you completed, occupied projects — that’s a serious flag.
 

Mistake 4: Choosing Location Based on Price, Not Practicality

We understand the instinct. You want the best value, so you look at where prices are lowest. But buying a flat that’s 25 km from your workplace in a locality with no social infrastructure is not a deal — it’s a daily inconvenience that compounds over years.
When you’re deciding where to buy flat in West Pune, think about your actual life. How far is it from your office? Is there a good school nearby if you have or plan to have children? Is there a hospital, a supermarket, a gym? How long does the commute take at 9 AM on a weekday — not at 2 PM on a Sunday?
Gated community flats in West Pune in well-connected localities like Wakad, Tathawade, or Baner cost a bit more — but they rent well, they resell well, and they make daily life easier. That combination of liveability and investment value is what you’re actually buying.
 

Mistake 5: Confusing Built-Up Area with Carpet Area

This one catches a lot of buyers off guard.
When a builder says a flat is 1,100 sq. ft., they often mean the built-up area — which includes walls, common areas, and sometimes even a share of the lobby and staircase. The actual usable space inside your home — the carpet area — is typically 25 to 30 percent less.
Post-RERA, builders are supposed to price on carpet area. But it’s still worth confirming explicitly. When you’re evaluating a 2 BHK flat near Hinjewadi Phase 1, ask specifically — “What is the carpet area of this flat?” If they can’t answer that clearly, that tells you something.
The difference between 1,100 sq. ft. built-up and 780 sq. ft. carpet area is enormous when you’re actually living in the home.
 

Mistake 6: Making a Decision Under Sales Pressure

Project launches are designed to create urgency. “Only 3 units left at this price.” “The price goes up tomorrow.” “Today is the last day of the pre-launch offer.”
Some of this is real. Most of it is a sales tactic. And first-time buyers — who are already anxious about making the right decision — are particularly vulnerable to it.
Here’s our honest advice: never sign anything on the first visit. Visit the site at least twice, at different times of day. Compare a minimum of three to four projects before deciding. Take a week to think it over. If the project is genuinely good, units will still be available after you’ve done your homework.
The best real estate investment in West Pune is the one you make with full information — not the one you made because someone made you feel like you’d miss out if you waited.
A good consultant will give you space to think. If anyone is rushing you, take that as a signal.
 

Mistake 7: Signing Documents Without Reading Them

The sale agreement is the most important document in the entire transaction — and most first-time buyers sign it without reading it properly.
What’s in the fine print matters. Possession date. What happens if the builder is delayed — and by how much. What changes the builder is allowed to make to the layout or specifications. How the cancellation and refund process works. What charges you’re liable for beyond the base price.
Have a lawyer review the agreement before you sign. It costs a small amount and can save you from significant problems later. Pay particular attention to the possession timeline and the penalty clause for delays — these are the provisions that protect you most if things don’t go as planned.
Even in RERA-approved projects, the agreement details matter. Read everything.
